Registered Agent vs. Property Manager for a California Rental LLC
A registered agent and a property manager are not substitutes for each other. One is designated to receive service of process and certain official notices for an entity; the other may handle day-to-day rental operations under a management agreement.

What a registered agent handles
California corporations, LLCs, limited partnerships, and limited liability partnerships generally designate an agent for service of process. The agent’s core role is accepting legal documents and certain official notices on behalf of the entity.
A registered agent does not ordinarily collect rent, coordinate repairs, screen tenants, manage deposits, inspect property, negotiate leases, or answer routine resident questions. Those tasks require a separate operating arrangement.

What a property manager may handle
A property manager’s duties come from the management agreement and applicable law. Depending on the engagement, the manager may advertise vacancies, communicate with applicants and tenants, collect rent, coordinate maintenance, maintain records, and report to the owner.
California’s Department of Real Estate advises landlords hiring a property manager to check licensing where required, read the agreement carefully, understand fees, and ask about insurance or bonding. Confirm the scope rather than assuming every manager performs the same work.
Section 03
Where the roles must connect
A lawsuit or government notice received by the registered agent may require immediate action by the owner, attorney, insurer, and property manager. The registered agent needs current escalation contacts, while the management team needs to know that official entity notices do not belong in an unattended property inbox.
Write down who is authorized to receive each type of information and how quickly it must be escalated. Test the workflow before an urgent notice arrives, and update it whenever a manager, member, attorney, insurer, or contact number changes.
Section 04
Keep everyday mail separate from legal notices
Vendor invoices, bank mail, utility correspondence, and ordinary business communications should follow the entity’s chosen mail workflow. Service of process and eligible official notices should follow the registered-agent workflow. Tenant and property operations should follow the management agreement.
